Ladera Ranch continues to develop and is one of the newer communities in South Orange County. This planned community is located in Inland Orange County bordered by San Juan Capistrano, Rancho Santa Margarita, and Mission Viejo. Access to the 5 freeway is via Crown Valley Parkway or Oso Parkway. Once complete, the estimated total population is expected to reach approximately 29,000 by 2013.
 
Ladera Ranch is neatly organized into nine villages, each of which contains several individual neighborhoods. Each village, and the amenities within that village, are designed based on a theme unique to that village. Covenant Hills is Ladera’s exclusive gated community. It’s made up of high-end tract and custom homes. Lots are still available.
 
Working hard to make sure its residents are never at a loss for something to do, Ladera Ranch has five major clubhouses as well as various trails that are suitable for walking, hiking, skating, or horseback riding. There are also 16 parks, and 6 “plunges” or pools that are open to all Ladera Ranch residents.
 
Other amenities include dog parks, t-ball, baseball, and soccer fields, beautifully maintained gardens, an outdoor amphitheater for concerts, and four shopping centers to suit residents’ needs for everything from ice cream to home furnishings.
 
The community is also served by the intranet site Ladera Life, keeping residents up-to-date on local events and connected through message boards.
 
Students from Ladera Ranch attend Capistrano Unified Schools including the very highly rated Tesoro High School or the newer San Juan Hills High School.
